Murphy TX Real Estate Market Report September 2011 Home sales in the City of Murphy reveal a steady market which is good news for homeowners considering to sell within the next few months. A look at the statistics shows that 29 homes were sold during the month of August 2011. The average overall sales price was $281,698 and an impressive 74 days on the market average for homes sold. Maxwell Creek, Murphy remains the top selling neighborhood with 12 homes sold during August. The average sales price in Maxwell Creek was $271,762 and a whopping 45 days on the market average for homes  sold. Average list price was $281,823 indicating that homes in the neighborhood are selling right around 96% of the asking list price. Currently  there are 114 homes available for sale within Murphy, TX and 31 of those homes are in the Maxwell Creek neighborhood.  October should be another good month for home sales with 21 homes under contract already.  If you are not yet ready to buy you may want to consider a lease option in Murphy. Murphy has 9 active lease options within the city. The lease prices range from $1,495 to $3,300. In the month of September 8 homes leased and 4 homes went  under contract. It is wise to be prepared to lease when you look as the leases tend to not stay on the market long. Murphy Road Pumpkin Patch, pictured above is open! MRC Home Tours Do Have Their Rewards Today was our monthly homes tour for MRC, Murphy Realty Connection. The morning started out with showers but by noon the sky was clear and the sun was bright. We meet at the Standard Pacific Homes in Maxwell Creek, Murphy. They provide us an awesome lunch and occasionally they do drawings. Today they were giving away three gorgeous baskets of goodies. To my joy and pictured to the right I was the blessed recipient of one basket. On tour today were four homes available ranging from $155, 000 to $625,000*.
