That sign is becoming a common site in the area. Many communities have implemented some sort of water conservation in light of the ongoing drought that has been plaguing Texas over the summer months. According to the local weathermen rain is not in our forecast over the upcoming week either.

The City of Murphy implemented its Stage 2 Water Conservation on Monday, August 15th. They have said that they would allow for a ten day grace period to allow all residents amble time to learn of the restrictions before ticketing offenders. In addition to the signs telling of drought conditions the message has been in the paper and communicated through HOAs plus a city-wide mail distribution was done to insure every resident was aware of the circumstances.

For the home owner, the water schedule applies to all. There is to be no watering of any kind during the hours of 10 am through 6 pm. Homes whose address ends with an odd number can water on Mondays and Thursdays only. Homes with an address that ends with an even number can water on Wednesdays and Saturdays only.

Please be sure to do your part and abide by the Stage 2 Water Conservation schedule.

 What Effect Does a Short Sale have on my Credit?

 Every short sale seller wants to know the answer to this question.  Naturally, there is no straight forward answer, but hopefully I can shed some light on the topic.  Without a doubt, the impact of a short sale on an individual’s overall credit is less severe than a foreclosure.  With a foreclosure, a potential homeowner must wait 5 years to get a conventional mortgage.  With a short sale, the waiting period is only two years.  For FHA financing, an individual must wait three years to get mortgage financing after a foreclosure or a short sale (where they were in default at the time of the short sale).  However, if the homeowner was current at the time of short sale there is no waiting period for a new FHA mortgage (as long as the homeowner can verify that he/she did take advantage of declining values or purchase a home at a reduced price of similar or superior quality).  Most homeowners (90%) are delinquent when they start the short sale process, but this is very good news for those that are current and get a short sale approval.

 The other related question that goes along with this is what does a short sale do to my credit score?  For those 90% of the people that are delinquent when they apply for a short sale, it’s really those mortgage lates and  foreclosure action that end up adversely affecting the homeowner’s scores---not the short sale itself.  If the mortgage is paid on time throughout the process and the short sale gets approved, then the credit report will simply show “Paid as Agreed, Settled for Less” (as long as the deficiency is forgiven).  This by itself should only affect the credit score nominally.  There are so many factors that go into a credit score (i.e. trade lines, trade history, balances, number of accounts, etc.) that there is no way to determine “how many points” will my score drop?

 In summary, a short sale can affect a person’s ability to get financing in the future.  However, it is a better alternative than a foreclosure---especially for those that have been able to maintain a clean mortgage history.  With the thousands of homeowners who have already received short sales, and the countless numbers that will get them in the upcoming years, the parameters stated above are likely to change again.

Murphy is a small community in comparison to some of the other communities that share its borders. Yet one can always find things to do and places to go to enjoy their lifestyle in or around Murphy. Take for example our first stop at Facelogic located in the Murphy Marketplace. Facelogic happens to be one of my favorite spots to patronize in Murphy. Going into Facelogic it is quite possible that you may be feeling tired from all the activities involved in our daily lives. Upon leaving Facelogic one feels pampered and glowing or at least  that’s how I feel. I really like going for that first appointment in the morning as it sets a great tone for the rest of my day and I feel pretty.

Another community favorite is the 24 Hour Fitness which is also located in the Murphy Marketplace. 24 Hour Fitness is a super sport center offering some of the little extras like towel service or personal video screens on select equipment. The center offers activities for the whole family including an outdoor pool which is open this year until September 5th, Labor Day. One thing that always amazes me about 24 Hour Fitness is its huge popularity. It is good to see so many local residents who want to live a healthy lifestyle.

Options for living a healthy lifestyle abound in Murphy TX with another local favorite found in Sprout’s Farmers Market. Sprout’s is not only heavily patronized by Murphy’s residents but the store is visited often from the residents of the surrounding communities. You will find fresh produce and natural foods throughout the store.

Sprout’s Farmers Market is also located in the Murphy Marketplace. There’s much to see and do in and around Murphy TX. It’s a good life in Murphy TX and you are welcome to join us on our facebook page.

Lots of excitement is going on this weekend in the city of Murphy, TX. Households across town are preparing to send their ninth and tenth graders to the new high school, C. A. McMillen. The 2011-2012 school year will be its inaugural class for students of Plano ISD.

Over the course of three ballots and lots of votes the “Lion” was selected as the official mascot of the school. The school colors are navy blue and gold.  Murphy residents are looking forward to watching the Lions do their roar in Kimbrough Stadium located next to the new high school. Click on PISD Athletics to get the upcoming sports calendar.

McMillen was designed to offer its students every opportunity to succeed employing new technology such as Idea Paint on the classroom walls.  Plano ISD offers some good information for students and parents to know about the school. There’s also a great website to the general public about the building and offerings of the school at McMillen High School.

Roaring for the Lions and the start of the 2011-2012 school year. May every student excel to their highest potential.

Save the Tax, Calendar and Last Days of Summer

clipart of texas showcased in the starsIt  is a Texas-sized weekend and I hope my readers are set to enjoy it. Starting today, Friday, August 19th  the Tax-Free Weekend gets underway. Many Texas shoppers will be out to make good use of the opportunity to save tax dollars on their purchases for school supplies, clothing and other specified items. It’s also the last weekend before the start of the 2011-2012 school year for local area schools. If you haven’t already picked up your copy of the school calendars for Plano or Wylie you can click on the links here to find them.  With the start of school approaching some of the area school zones have been activated throughout the week. All the zones will be working on Monday morning. Put away your cell phones to save the hefty fine for use in a school zone.

Summer doesn’t officially end until September yet people tend to think of the weekend before the start of school as the last days of summer. Hawaiian Falls in Garland is celebrating with a discounted price for entry into the park today between 3 pm and 9 pm. If that’s not cool enough for you in the record Texas heat pop on in to the theatres with your family and check out the newly released Spy Kids 4.. However you decide to spend these last days of summer before the start of school make it a safe, healthy and happy family experience.

The picture should be captioned “ You want me to what?” I had been left at home with my grandparents while my parents and an older sister took off on a vacation. As the story goes I was not a willing baby to leave the comforts of my crib upon their return. We all love our comfort zones and most of us find it in our homes.

Growing up I was the helper. I had an older sister who made sure of it. My sister would have to wash dishes; I would help her. She would have to clean the floors; I would help her. Helping seemed perfectly natural to me. Over the years I have come to appreciate that quality of helpfulness in my life. I never know when I will need it.

Or when I will receive it. My husband was a big helper for me a couple of years back when life threw us a curve and I had to undergo multiple procedures. While I was home recovering Larry, my husband was working towards his real estate career.

Larry became interested in real estate because of a friend. Only one problem; Larry didn’t care much for things like computers. He’s more of a people’s person. So I began to help him - seemed natural to me.  A few months later I decided I would get my real estate license and Larry decided to leave real estate to me. Technology, being a big component of today’s real estate had forced his hand.

Not all of real estate changed with technology; it still remains a people’s business. Residential realty involves helping people to achieve their dream of home ownership. Sometimes they are first-time buyers and others are seasoned buyers who appreciate the time and talents of a good agent. I do my best services in residential realty.


If I was asked why I chose to stay with real estate I would say because of the people. I do love the technology but it’s the people. I am helping them achieve their dreams. Being a part of that achievement is a very rewarding experience. I am blessed  to share in their joy of finding a home. The picture of a letter recently received says it all.
